ASHFORD CHALET VACATION RENTAL AGREEMENT

By completing a reservation, making payment, accessing the property, or occupying the premises, the Guest agrees to the following Terms and Conditions.

  1. RENTAL AGREEMENT

This Vacation Rental Agreement ("Agreement") is entered into between Ashford Chalet ("Owner" or "Host") and the individual making the reservation ("Guest").

The Guest must be at least twenty-five (25) years of age and shall be responsible for the conduct, safety, and compliance of all occupants, visitors, invitees, children, and pets associated with the reservation.

  1. MAXIMUM OCCUPANCY

Maximum occupancy is nine (9) guests unless otherwise approved in writing by the Host.

Only registered guests included in the reservation are permitted on the property. Unauthorized visitors, gatherings, or additional occupants are prohibited.

  1. CHECK-IN AND CHECK-OUT

Check-In: 4:00 PM

Check-Out: 10:00 AM

Early check-in and late check-out may be available for an additional fee and must be approved in advance by the Host.

  1. PAYMENT AND CANCELLATION

Payment, cancellation policies, refunds, and reservation modifications are governed by the terms agreed to at the time of booking through the applicable booking platform or direct booking website.

  1. QUIET HOURS

Quiet hours are from 10:00 PM to 7:00 AM.

Guests agree to respect neighboring properties and comply with all local noise ordinances.

  1. NO PARTIES OR EVENTS

Parties, events, receptions, large gatherings, commercial activities, photo shoots, filming, and unauthorized visitors are strictly prohibited without prior written approval from the Host.

Violation of this policy may result in immediate termination of the reservation without refund.

  1. SMOKING POLICY

Smoking, vaping, marijuana use, and the use of illegal substances are prohibited anywhere inside the cabin, on decks, patios, outdoor structures, hot tub areas, and throughout the property.

Evidence of smoking or prohibited substance use may result in additional cleaning, remediation, and damage fees.

  1. PETS

Up to two (2) dogs are permitted with prior approval and payment of the applicable pet fee.

Guests must disclose all pets at the time of booking.

Pets must be supervised at all times and may not be left unattended unless properly crated.

Guests are responsible for cleaning up after pets and for any damage, injury, or nuisance caused by pets.

  1. HOT TUB AND SAUNA

The hot tub and infrared sauna are provided for Guest enjoyment and are used entirely at the Guest's own risk.

Children under six (6) years old are not permitted in the hot tub.

The sauna is intended for adult use only.

Guests agree to follow all posted safety instructions and manufacturer recommendations.

Guest acknowledges that use of the hot tub and sauna involves inherent risks, including but not limited to slips, falls, drowning, overheating, burns, illness, serious injury, and death.

Guest assumes full responsibility for the use of these amenities and for the supervision of all minors.

  1. PLAYGROUND AND OUTDOOR AMENITIES

The playground, fire pit, yard, trails, forested areas, and all outdoor amenities are used at the Guest's own risk.

Children must be actively supervised by a responsible adult at all times.

Guest acknowledges that outdoor recreation and playground use involve inherent risks, including but not limited to falls, burns, collisions, wildlife encounters, uneven terrain, and other hazards.

Guest assumes all responsibility for the safety of occupants and visitors using these amenities.

  1. WILDLIFE AND NATURAL HAZARDS

The property is located in a forested mountain environment where wildlife may be present, including but not limited to deer, bears, cougars, insects, rodents, and other animals.

Guests acknowledge and accept the risks associated with staying in a natural environment, including wildlife encounters, falling branches, uneven terrain, weather conditions, and other natural hazards.

Guests agree to exercise caution and assume all associated risks.

  1. FIRE PIT AND FIRE RESTRICTIONS

Guests must comply with all local fire regulations, burn bans, and safety requirements.

Wood-burning fires may be prohibited during certain times of the year.

Guests agree to use all fire features responsibly and at their own risk.

Guest acknowledges that fire-related activities involve risks of burns, injury, property damage, and wildfire.

  1. PARKING AND VEHICLES

Parking is provided as a convenience only.

Guests assume all risks associated with parking vehicles on the property and surrounding roads.

Owner and Host are not responsible for theft, vandalism, weather-related damage, fallen trees, road conditions, vehicle accidents, or damage to vehicles or their contents.

  1. SEPTIC SYSTEM

The property operates on a septic system.

Only toilet paper may be flushed.

Guests agree not to flush wipes, paper towels, feminine products, diapers, food, grease, chemicals, or any other items that may damage the septic system.

Guest shall be responsible for costs associated with damage resulting from improper use.

  1. PROPERTY CONDITION AND DAMAGES

Guests agree to leave the property in substantially the same condition in which it was found.

The Guest is financially responsible for any damage, excessive cleaning, theft, missing items, or losses caused by the Guest, occupants, visitors, invitees, or pets during the reservation period.

  1. PERSONAL PROPERTY

Owner and Host are not responsible for loss, theft, damage, or destruction of Guest property or belongings.

Guests are encouraged to secure valuables and maintain appropriate insurance coverage.

  1. INTERNET, UTILITIES, AND FORCE MAJEURE

While internet access and utilities are provided, uninterrupted service cannot be guaranteed.

Owner and Host shall not be liable for interruptions involving internet service, power outages, utility failures, weather events, road closures, natural disasters, governmental actions, wildfire, acts of God, or any circumstances beyond the reasonable control of the Owner or Host.

  1. ASSUMPTION OF RISK

Guest acknowledges that use of the property and its amenities involves inherent risks.

These risks include, but are not limited to, slips, falls, burns, drowning, illness, snow, ice, rain, wildlife encounters, outdoor recreation, playground use, fire pit use, hot tub use, sauna use, forested terrain, parking areas, trails, and other recreational activities.

Guest voluntarily assumes all risks associated with occupancy and use of the property.

  1. LIMITATION OF LIABILITY

To the fullest extent permitted by law, Guest releases and agrees to hold harmless the Owner, Host, property management personnel, contractors, employees, agents, and affiliates from any claims, injuries, losses, damages, accidents, illnesses, death, costs, expenses, or liabilities arising out of or related to occupancy of the property or use of any amenities.

In no event shall Owner or Host be liable for indirect, incidental, consequential, punitive, special, or exemplary damages arising from Guest's use of the property.

  1. INDEMNIFICATION

Guest agrees to indemnify, defend, and hold harmless the Owner, Host, property management personnel, contractors, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, costs, attorney fees, and expenses arising from:

(a) Guest's use of the property;

(b) the actions of occupants, visitors, invitees, or pets;

(c) violation of this Agreement; or

(d) any injury, loss, or damage caused by Guest or persons associated with Guest.

  1. RIGHT TO TERMINATE OCCUPANCY

Owner or Host reserves the right to immediately terminate occupancy without refund if Guest violates this Agreement, exceeds occupancy limits, hosts unauthorized visitors, engages in illegal activity, causes damage, creates a nuisance, or poses a threat to persons or property.

  1. SECURITY CAMERAS

For security and property protection purposes, exterior security cameras are installed and actively recording outdoor areas of the property.

There are no cameras located inside the cabin.

Guests acknowledge and consent to exterior video monitoring while on the property.

  1. GOVERNING LAW

This Agreement shall be governed by and interpreted under the laws of the State of Washington.

To the extent permitted by law, any dispute arising from this Agreement shall be resolved in the courts of Washington State.

The prevailing party in any legal action shall be entitled to recover reasonable attorney fees and costs as permitted by law.

  1. ACCEPTANCE

By completing a reservation, making payment, accessing the property, or occupying the premises, Guest acknowledges that they have read, understood, and voluntarily agreed to be bound by all terms and conditions contained in this Agreement.
